Quick answer: On a $700,000 Littleton 80123 home with 20% down at Freddie Mac's 7.32% average, a seller-paid 2-1 buydown costs about $13,241 and trims the payment by about $730 a month in year one and $373 in year two. Taking the same $13,241 off the price saves about $73 a month, but for all 30 years.

When a Littleton listing sits, the seller can lower the price or pay to lower the buyer's rate for a while. Buyers face the mirror image when writing an offer, so it helps to know what each dollar of seller money does to the payment.
All figures here assume 20% down and a 30-year fixed loan, and they count principal and interest only. The note rate is 7.32%, the Freddie Mac PMMS 30-year average as of October 22, 2026, the latest weekly print when I checked on October 26, 2026. Market figures are Redfin's for 80123 and for Littleton, three months ending September 2026. The 5.32% and 6.32% rates are the built-in steps of a 2-1 plan, not a rate forecast.
What does a 2-1 buydown cost on a $700,000 Littleton 80123 home?
About $13,241, which is the total payment gap the seller prepays for the first 24 months of a $560,000 loan at 7.32%.
$700,000 is the price floor of the 80123 Littleton homes from $700K search and of the Littleton homes from $700K search. A 2-1 plan takes 2 points off the rate in year one and 1 point in year two, then the loan pays at its note rate:
- Year one at 5.32%: about $3,117 a month, or $730 less than the full payment
- Year two at 6.32%: about $3,474 a month, or $373 less
- Years three through 30 at 7.32%: about $3,847 a month
A 1-0 plan, one year at 6.32%, would cost about $4,479, and a lender's quote can differ by a few dollars. Under the Fannie Mae temporary buydown rules, a temporary buydown can cut the rate by up to 3 points, can rise no more than 1 point a year and can last no more than three years.
What would the same $13,241 do as a price cut?
It lowers the payment by about $73 a month for the full 30 years and cuts the 20% down payment by about $2,648.
At $686,759, the loan drops to $549,407 and the payment to about $3,774. Counting the monthly saving alone, the price cut needs about 182 months, a little over 15 years, to return the same $13,241 the buydown delivers in two years. Add the $2,648 you keep at closing and the catch-up point moves to about 146 months, or roughly 12 years.
In short, the buydown front-loads the savings, while the price cut spreads a smaller saving over the life of the loan.

Does a buydown help you qualify for a Littleton mortgage?
No: Fannie Mae has lenders qualify you at the note rate, so you are underwritten at about $3,847 a month, not the $3,117 you pay in year one.
A price cut is different, because the lower loan amount lowers the qualifying payment too, here to about $3,774. The mortgage note shows only the permanent 7.32% terms, and buydown funds cannot be counted toward your down payment or used to shrink the loan when the lender figures loan-to-value. If you refinance or pay off the loan early, Fannie Mae lets the agreement credit leftover funds to the payoff or return them to you or the lender, so read that clause before you sign.
How much can a Littleton seller put toward a buydown?
Up to 6% of the price, or $42,000 on a $700,000 home, when you put 20% down, under the Fannie Mae interested-party contribution limits.
The cap is 3%, or $21,000, if you borrow more than 90% of the price, and 9%, or $63,000, at 75% or less. The buydown cost counts toward that cap along with any seller-paid closing costs. Money above the cap, or above your actual closing costs, is treated as a sales concession and comes off the price when the lender figures loan-to-value. At the Littleton $700K to $1M ceiling, an $800,000 loan makes the same 2-1 plan cost about $18,916.
Is the 80123 market giving buyers room to ask?
Some, according to Redfin: 80123 homes sold for a median 98.2% of list over the three months ending September 2026, and 54.0% of homes took a price drop, up 6.8 points from a year earlier.
The 80123 median sale price was $579,830, down 3.4%, and the median home sold in 31 days, up from 25 a year earlier. Only 19.4% of sales closed above list, and the Compete Score was 74 out of 100. Redfin's Littleton figures run a bit firmer: 98.8% of list, 24.4% above list, 47.7% with a price drop and a 25-day median. On a $700,000 list price, Redfin's "about 2% below list" for 80123 works out to $14,000, close to the $13,241 a 2-1 buydown costs, or about 1.9% of the price.
Should you ask for a price cut or a buydown in Littleton 80123?
Ask for the buydown when the first two years are the tight ones, and ask for the price cut when you expect to keep the loan longer than about 12 years.
Choose the buydown if:
- A year-one payment near $3,117 matters more to you than the long run
- You expect to sell or refinance within a few years
- The seller wants the recorded price to stay at $700,000
Choose the price cut if:
- You plan to keep this loan for more than 12 years
- You need the lower qualifying payment of about $3,774
- You would like to bring about $2,648 less to closing
Sellers weigh it from the other side: both options cost about the same in dollars, but a buydown keeps the headline price intact. If you are selling a Littleton home before your next move, the selling before you move guide covers the timing.

Broker view: "When a Littleton seller asks whether to cut the price or fund a buydown, I lay the likely buyer's year-one payment next to the 30-year payment. Seeing $730 against $73 a month tends to settle the question quickly." - Katerina Veteskova, eXp Realty, LLC

Frequently asked questions
How much does a 2-1 buydown cost on a $700,000 Littleton home?
About $13,241 with 20% down at 7.32%. On the $560,000 loan it lowers the payment by about $730 a month in year one and about $373 in year two.
Is a price cut or a buydown better for a Littleton buyer?
It depends on how long you keep the loan. Counting the lower payment and the smaller down payment, a $13,241 price cut catches up with a 2-1 buydown after about 146 months, roughly 12 years.
Can a Colorado seller pay for my rate buydown?
Yes. On a Fannie Mae loan the seller's buydown cost counts as an interested-party contribution, capped at 6% of the price when you put 20% down, or $42,000 on a $700,000 home.
Do I qualify for the loan at the bought-down rate?
No. Fannie Mae requires lenders to qualify you at the note rate, so a $560,000 loan at 7.32% is underwritten at about $3,847 a month, not the year-one $3,117.
