Quick answer: On a $725,000 Wheat Ridge 80033 home with 20% down at 7.24%, principal and interest run about $3,953 a month. If a card shows no minimum payment, Fannie Mae has the lender count 5% of the balance, so $8,000 counts as $400 a month and can trim about $58,694 of loan.

Wheat Ridge buyers ask me whether to pay off cards or keep the cash for the down payment. The answer depends on how each balance shows up in the lender's math.
This guide uses a $725,000 purchase in the 80033 zipcode with $145,000 down and a $580,000 30-year fixed loan.
How do credit cards affect a Wheat Ridge mortgage approval?
Every card balance adds a monthly payment to your debt ratio.
The Fannie Mae monthly debt rules treat credit cards, store cards and personal lines of credit as long-term debts. The lender uses the minimum payment from your credit report. If none is shown and you cannot document a lower one, the lender counts 5% of the balance.
What does the $580,000 loan cost each month?
About $3,953 in principal and interest at 7.24%.
This uses the Freddie Mac 30-year fixed figure for October 29, 2026. Your full payment adds property tax, insurance and any HOA dues. My figures are illustrations, not a loan quote.
How much does an $8,000 balance count for?
$400 a month when no minimum shows on the report.
That is 5% of $8,000. When a card is entered on the loan application with no payment, the DU system uses the greater of $10 or 5% of the balance. If your statement shows a lower minimum, give it to your lender, because documentation can bring the figure down.

How much pay does a $400 card payment add?
About $10,667 a year at a 45% debt ratio.
- Principal and interest alone at 45%: about $105,405 a year in qualifying pay
- With the $400 card figure added: about $116,072 a year
The Fannie Mae ceiling is 50% for loans run through DU and up to 45% for many manual loans. Every other debt you carry pushes both figures up.
How much loan does $400 a month carry?
About $58,694 at 7.24% over 30 years.
If your ratio is at the limit, that is roughly how much smaller your approved loan could be. Paying the card down before you apply can be worth more than the same cash added to your down payment.
Can my lender count more than 5%?
Yes, some lenders use a stricter figure.
Fannie Mae notes that a lender may calculate a higher minimum payment on a credit card than Fannie Mae requires, as long as it applies the same rule to every applicant. Ask each lender how they count cards before you compare approvals.
Should you pay down cards or keep the cash?
It depends on your debt ratio and your cash after closing.
Pay cards down first if:
- Your ratio is near the cap and a card shows a high or missing minimum
- You still have your down payment and closing costs covered afterward
- The card carries a rate well above 7.24%
Keep the cash if:
- Your ratio clears the cap easily with the cards counted
- Paying them off would leave you short at closing
- Your lender says the cash in reserve helps your approval more

Broker view: "I ask buyers to bring their latest card statements to the first lender call. A missing minimum on a credit report is an easy fix if we catch it early." - Katerina Veteskova, eXp Realty, LLC

Frequently asked questions
How do lenders count credit card debt for a mortgage?
Fannie Mae treats credit cards and other revolving accounts as long-term debts. The lender counts the minimum payment on your credit report, and if none is shown, 5% of the balance unless you document a lower payment.
What does DU use if I list a card with no payment?
The greater of $10 or 5% of the outstanding balance.
Can a lender count a higher card payment than Fannie Mae requires?
Yes. Fannie Mae says a lender may use a more conservative minimum payment as long as it applies the same approach to all applications.
Does a home equity line count as card debt?
No. Fannie Mae says equity lines secured by real estate belong in the housing expense instead.
