A Car Loan Before Buying a $700K Westminster 80031 Home in 2026? A $650 Payment Means About $17,333 More Yearly Pay

Quick answer: On a $700,000 Westminster 80031 home with 20% down at 7.24%, principal and interest run about $3,816 a month. Add a $650 car payment and you need about $17,333 more in yearly pay to stay at a 45% debt ratio. Buying the car after closing avoids that.

A buyer touring Westminster homes this fall asked me whether to replace an old car now or wait until after closing. It is a fair question, because a car payment changes the math a lender uses to approve you.

This guide uses a $700,000 purchase in the 80031 zipcode with 20% down, or $140,000, and a $560,000 30-year fixed loan.

How does a car payment change what I qualify for in Westminster?

It adds to your monthly debts, so it uses up room in your debt ratio.

The Fannie Mae Selling Guide sets the debt ratio, or DTI, as total monthly obligations divided by qualifying monthly pay. For loans run through its automated system, DU, the ceiling is 50%. For manually underwritten loans it is 36%, and it can go up to 45% with stronger credit and reserves. A $650 car payment divided by 45% means about $1,444 more monthly pay, or about $17,333 a year.

What is the monthly payment on a $560,000 loan?

About $3,816 in principal and interest at 7.24%.

I used the 30-year fixed average from Freddie Mac, 7.24% as of October 29, 2026. Fannie Mae counts the full housing payment, including taxes, insurance and any HOA dues, so the real ratio will be higher than this principal-and-interest example. These figures are my own arithmetic, shown for illustration only.

How much more pay does the car loan require?

About $17,333 a year at a 45% ratio, or $15,600 at 50%.

  • Principal and interest alone at 45%: about $101,770 a year in qualifying pay
  • With a $650 car payment at 45%: about $119,104 a year
  • Principal and interest alone at 50%: about $91,593 a year
  • With the car payment at 50%: about $107,193 a year

Taxes, insurance and other debts push every one of these numbers higher, so treat them as a floor.

How much loan does $650 a month carry?

About $95,378 of mortgage principal at 7.24% over 30 years.

If your ratio is already at the limit, the car payment can shrink your approved loan by roughly that amount. On a $700,000 search, that is the gap between touring at your target price and touring well below it.

Do leases and short car loans count?

Leases always count, and short loans may not.

Fannie Mae includes monthly payments on lease agreements regardless of the expiration date. Installment debts that run beyond ten months are counted. Those with ten months or less left can be left out unless the payments significantly affect your ability to meet your obligations, a call your lender makes.

Can a new car loan hurt me after I am approved?

Yes, a new debt before closing can change your approval.

Fannie Mae expects lenders to have processes for borrowers to disclose changes in their finances during the loan process, and to re-check the ratio when debts change. Tell your lender before you sign for any new loan between contract and closing.

Should you buy the car first or the house first?

It depends on how much room you have in your ratio and how badly you need the car.

Buy the house first if:

  • Your debt ratio is close to 45% with the mortgage alone
  • Your current car still runs reliably for a few more months
  • You want the widest price range while you shop

Buy the car first if:

  • Your ratio stays well under the limit even with the new payment
  • Your current car cannot get you to work
  • You have shown your lender the new payment and they still approve your target price

Is $700,000 a realistic Westminster price for 80031?

It is well above the zipcode median, so it buys the upper end of the market.

Redfin put the 80031 median sale price at about $490K for the three months ending September 2026, with homes selling after about 29 days at 98.9% of list. Listings at this budget are in the Westminster homes from $700K, Westminster 80031 homes from $700K and Westminster $700K to $1M searches, with larger homes in Westminster homes from $1.2M.

Where else can a $700,000 budget go near Westminster?

North and west, compare Broomfield homes from $700K, Broomfield 80020 homes from $700K and Broomfield $700K to $1M.

To the south, look at Arvada homes from $700K, Arvada 80002 homes from $700K and Arvada $700K to $1M. For a wider net, try Front Range $700K to $1M, and buyers on a first purchase can read first home in Jefferson County from $700K.

Frequently asked questions

Should I buy a car before or after I buy a house?

After closing is usually simpler. A new car payment is added to your monthly debts, and a lender can re-check your credit and debts before closing, so a new loan can change what you qualify for.

Does a car lease count the same as a car loan?

Yes for qualifying. Fannie Mae counts monthly payments on lease agreements regardless of when the lease ends.

What if my car loan has only a few payments left?

Fannie Mae counts installment debts that run beyond ten months. Payments with ten months or less left can be left out unless they significantly affect your ability to pay, so ask your lender how they treat yours.

How much house does a $650 car payment cost me?

At 7.24% on a 30-year fixed, $650 a month would carry about $95,378 of mortgage principal, so it can cut your loan amount by about that much if your debt ratio is already at the limit.
