Deferred Student Loans and a $750K Lakewood 80226 Home in 2026: A $60,000 Balance Can Count as $600 a Month

Quick answer: On a $750,000 Lakewood 80226 home with 20% down at 7.24%, principal and interest run about $4,089 a month. A deferred $60,000 student loan can be counted at 1% of the balance, or $600 a month. Documenting a $0 payment plan, or your real statement payment, can change that.

Student loans come up in almost every first conversation I have with Lakewood buyers under 40. The balance itself matters less than the monthly figure a lender plugs into your debt ratio.

The example here is a $750,000 purchase in 80226 with $150,000 down and a $600,000 30-year fixed loan.

How do student loans affect a Lakewood mortgage approval?

The lender adds a monthly student loan payment to your other debts.

The Fannie Mae rules on monthly debt obligations give three paths. If your credit report shows a payment, the lender may use it. If that figure is wrong, the lender may use the payment on your latest student loan statement. If the report shows no payment or $0, the lender has to work one out.

What is the payment on a $600,000 Lakewood loan?

About $4,089 a month in principal and interest at 7.24%.

The rate is what Freddie Mac reported for the 30-year fixed as of October 29, 2026. Taxes, insurance and any HOA dues are extra. The Fannie Mae ceiling on the debt ratio is 50% for loans run through DU and 45% for many manually underwritten loans. The figures in this guide are my own arithmetic, for illustration only.

What if my student loans are deferred?

The lender may count 1% of the balance each month.

For loans in deferment or forbearance, Fannie Mae lets the lender use 1% of the outstanding balance, even if that is lower than the fully amortizing payment, or a fully amortizing payment from your documented terms. On a $60,000 balance, 1% is $600 a month.

Can an IDR plan count as $0?

Yes, with paperwork showing the real payment is $0.

If you are on an IDR repayment plan and the lender gets documents verifying a $0 monthly payment, Fannie Mae allows qualifying you at $0. Bring the servicer letter or statement that shows it, because the credit report alone may not.

How much pay does each version need?

At a 45% ratio and counting only principal and interest, the gap is about $16,000 a year.

  • $0 documented payment: about $109,040 a year in qualifying pay
  • $600 deferred payment: about $125,040 a year

The $600 version needs about $16,000 more each year, which is $600 divided by 45% times 12. A payment on your statement below $600 lands somewhere in between.

How much house does $600 a month cost me?

About $88,041 of loan at 7.24% over 30 years.

If your ratio is already at the cap, a $600 student loan figure can pull your approved loan down by roughly that amount. That can move you from the $700,000 range to well under it.

Should you change your repayment plan before you apply?

Only after you and your lender run both versions.

Ask for a new figure before you buy if:

  • Your loans are deferred and 1% of the balance is higher than a real payment you could document
  • You qualify for a $0 payment and can get a servicer letter showing it
  • Your statement payment is lower than what the credit report shows

Leave the plan alone if:

  • Your debt ratio clears the cap with room to spare either way
  • Changing plans would raise your long-run cost more than the extra house is worth to you
  • Your servicer cannot document the new payment before closing

Frequently asked questions

Can a $0 student loan payment count as $0?

Yes, if you are on an IDR plan and your lender documents that the actual monthly payment is $0, Fannie Mae lets the lender qualify you with a $0 payment.

How is a deferred student loan counted?

For a loan in deferment or forbearance, the lender may count 1% of the outstanding balance as the monthly payment, or a fully amortizing payment based on your documented repayment terms.

Which payment does the lender use if my credit report shows one?

The payment on the credit report. If that figure is wrong, the lender may use the payment on your most recent student loan statement instead.

How much does a $600 student loan payment reduce my loan?

At 7.24% on a 30-year fixed, $600 a month would carry about $88,041 of mortgage principal, so it can lower your approved loan by about that much when your debt ratio is at the limit.
