Broomfield buyers picking a closing date usually think about movers and lease end dates. The date also sets one line on the Closing Disclosure: prepaid interest.
The example is an $800,000 purchase in the 80020 zipcode with $160,000 down and a $640,000 30-year fixed loan.
What is prepaid interest on a Broomfield closing?
It is interest for the days between closing and the period your first payment covers.
The CFPB defines prepaid interest charges as daily interest that accrues between the date you close and the period covered by your first monthly payment. You will find it on page 2, section F of both the Loan Estimate and the Closing Disclosure.
Why does the closing date change it?
Mortgage interest is usually paid a month behind, so the days left in your closing month get collected up front.
The CFPB disclosure FAQs give an example: a first payment due November 1 covers interest from October, so a loan that closes September 20 prepays 11 days through the end of September. Close on October 4 instead and the lender typically credits 3 days back.
How much is a day of interest on $640,000?
About $127 at 7.24%.
Freddie Mac's weekly survey put the 30-year fixed at that rate as of October 29, 2026. The math is $640,000 times 7.24%, divided by 365 days. A lender using a 360-day year would charge about $129 a day. Principal and interest on the loan run about $4,362 a month. These are my own figures, shown for illustration only.

Email me new Broomfield listings from $700,000 as they come on the market, so I can plan my closing date and cash to close early.
What do different closing dates cost?
In a 30-day month, each day earlier adds about $127 to your cash to close.
- Close on the 2nd: 29 days prepaid, about $3,681
- Close on the 20th: 11 days prepaid, about $1,396
- Close on the 28th: 3 days prepaid, about $381
- Close on the 4th of the next month, with the first payment set for the 1st after that: a credit of about $381 for 3 days
Does a late-month closing actually save money?
Mostly it moves money around rather than saving it.
Fewer prepaid days means less cash at the table, but the first full payment comes due sooner. Interest still accrues every day you hold the loan. The real benefit is a lower cash-to-close figure when your funds are tight.
Can the prepaid interest figure change before closing?
Yes, by any amount.
The CFPB lists prepaid interest with property insurance premiums and initial escrow deposits as costs that can increase by any amount from the Loan Estimate, since they are not controlled by the lender. A closing that slips a week changes the number.
Which closing date should you pick?
Pick around your cash, your move and your lease, then check the interest line.
Aim for late in the month if:
- Your cash to close is tight and $1,000 or more matters
- Your lease or move-out date is flexible
- You are comfortable with a first payment coming due sooner
Earlier in the month is fine if:
- You have a cushion beyond your down payment and closing costs
- Your lease ends early in the month and overlapping rent costs more than the interest
- You want more time before the first full payment

Broker view: "When buyers have a choice of dates, I show them the prepaid interest line for each one. It is rarely the deciding factor, but it helps when cash is close." - Katerina Veteskova, eXp Realty, LLC
What this guide does not cover: other closing costs, escrow deposits, homeowners insurance premiums, property tax proration, rate locks, FHA, VA and jumbo loans, and lender-specific day-count rules beyond the 365 and 360 examples. This is not financial advice, and your Closing Disclosure shows your actual figure.

Frequently asked questions
What is prepaid interest at closing?
The CFPB describes it as daily interest that builds on your loan between the day you close and the period your first monthly payment covers. It appears on page 2, section F of the Loan Estimate and the Closing Disclosure.
Does closing at the end of the month save money?
It lowers the cash you bring to closing, because fewer days of interest are prepaid. Your first payment then comes due sooner, so it shifts timing more than total cost.
Can prepaid interest go up after my Loan Estimate?
Yes. The CFPB lists prepaid interest among costs that can increase by any amount, mostly because the closing date can move.
How much is one day of interest on a $640,000 loan?
About $127 at 7.24%, using a 365-day year. Some lenders use a 360-day year, which makes it about $129.
